We provide property market analysis and research tools. By using our service, you agree to these terms.

1. About Us and Our Service

These Terms form a contract between you and Vepler Ltd (company number 13193131), 171-75 Shelton Street, Covent Garden, London, WC2H 9JQ. Contact us at hello@propbar.co.uk.

What we provide: Propbar is a property research platform that analyses millions of property transactions to provide market insights, value estimates, and area data. We aggregate data from HM Land Registry, Ordnance Survey, ONS, and other publicly available datasets. We do not claim ownership of third-party data and provide it solely as part of our analysis. Some datasets may be incomplete or updated on different schedules by their publishers. We provide services on a reasonable endeavours basis and do not guarantee uninterrupted or error-free availability.

What we don't provide: We are not estate agents, mortgage brokers, or RICS surveyors. Our estimates are data-driven analysis, not professional valuations. Environmental and planning information are indicators based on available datasets, not verified checks. For property purchases or mortgages, obtain appropriate professional advice.

2. Using Propbar

Eligibility and Jurisdiction

You must be 18 or older to use Propbar. By using our service, you confirm you meet this requirement and understand that our data should not be relied upon as the sole basis for property, legal, financial, or compliance decisions. Propbar is designed for UK property research only. We do not actively market or sell subscriptions outside the UK. Non-UK users access the service at their own risk and are solely responsible for compliance with their own laws. If you access Propbar from outside the UK, you waive any rights under non-UK consumer law to the fullest extent permitted by law.

Business users: If using Propbar for business purposes (estate agency, property development, investment, letting, or any commercial property activity), you are deemed a business user. If you use Propbar in connection with any property rented, let, or intended for profit, you are deemed a business user. Consumer protection provisions don't apply and our business liability limits in Section 7 apply to you. This includes amateur investors and buy-to-let landlords.

Acceptable Use

You may use Propbar for personal and professional property research. You must not rely on Propbar data as the sole basis for property, legal, financial, or compliance decisions. You must not:

  • Systematically extract data in ways that harm platform integrity or performance
  • Resell or redistribute our data
  • Present our estimates as professional valuations to yourself or third parties
  • Attempt to reverse engineer our algorithms
  • Share your account credentials
  • Use the service for illegal purposes
  • Bypass technical measures designed to limit access
  • Create derivative databases or competing services
  • Use our data to train AI/ML models without permission
  • Export data systematically beyond fair use limits

Enforcement: We monitor for abuse and will terminate accounts that violate these terms without refund. We may pursue legal action for serious violations.

Usage Limits and Abuse Prevention

Most of Propbar can be accessed without an account. However, we employ algorithmic monitoring to detect and prevent system abuse. If we detect rapid or abusive usage patterns, we may block access without notice. Where we describe usage as "unlimited", this means unlimited for normal personal use, subject to fair use limits (for example, around 200 property views per day).

All users: Access is subject to the same algorithmic limits to prevent systematic scraping and system abuse. Paid subscribers see unblurred premium content; free users see limited information.
Browser extension: Enhances property portals with our data inline

Our automated systems continuously monitor for abuse and will block access immediately upon detection, without prior notice. If you believe you've been blocked in error, contact hello@propbar.co.uk.

3. Subscriptions and Payment

Pricing

Current prices are shown at checkout and include VAT. We offer monthly and annual plans. Payments are processed by Stripe.

Auto-Renewal

Subscriptions renew automatically unless cancelled. We'll remind you before renewal:

  • Annual plans: 30 and 7 days before
  • Monthly plans: 3 days before

Reminders include the exact renewal date, amount to be charged, and how to cancel. You can cancel using the same method you subscribed (online).

How to Cancel

Cancel anytime:

  • Go to propbar.co.uk/settings/billing and click "Cancel Subscription"
  • Or email hello@propbar.co.uk

You'll keep access until the end of your current billing period.

Refunds and Cooling-off Period

14-day cooling-off: Consumers can cancel within 14 days for a full refund (pro-rata if you've used the service).
Monthly plans: No refunds after 14 days.
Annual plans: Pro-rata refund within 30 days if you haven't exceeded normal usage.

4. How Our Estimates Work

Our Analysis Method

We analyse recent sales of similar properties nearby, market trends, and area characteristics. Confidence scores indicate how much relevant data is available - they're not accuracy guarantees.

Important disclaimers:

  • All information is provided 'as is' for research purposes only
  • We do not guarantee accuracy, completeness, or currency of data
  • You should verify critical information with official sources or qualified professionals
  • Our estimates are NOT professional valuations or investment advice
  • We are NOT regulated by the FCA and do not provide financial services
  • We cannot assess individual property condition, renovations, or unique features
  • Always obtain professional advice for property transactions or investment decisions

5. Data and Privacy

Data Sources and Attribution

We aggregate data from HM Land Registry, Ordnance Survey, ONS, and other publicly available datasets. We do not claim ownership of third-party data and provide it solely as part of our analysis. We do not guarantee real-time updates; some datasets may be incomplete, lag behind official publication, or be updated on different schedules by their publishers.

We will remove third-party content upon valid request. Requests must include the legal basis for removal. Full data attributions and licensing details are available on our Data Sources page.

Your Data

See our Privacy Policy for how we handle your personal data. We retain account data while your account is active and for 30 days after closure. Search history is retained for 90 days to improve accuracy, detect misuse, and provide customer support.

Browser Extension

What it does: Our extension enhances your browsing experience by displaying Propbar data alongside property listings you view. Important: Propbar is not affiliated with, endorsed by, or partnered with any property portal. The extension may cease functioning if websites change their structure.

Your responsibility: By using our extension, you acknowledge that you are responsible for ensuring your use complies with the terms of service of any website you visit. Some websites prohibit automated data collection or page modification. We provide the extension as a tool for personal use only, and you assume all risk for its use. We are not responsible for any losses or disputes arising from your use of the extension on third-party websites.

How it works: The extension processes page content locally in your browser to identify properties, then retrieves matching information from our database. We track which property pages you view to provide the service and improve our product.

Privacy: The extension only activates on property-related domains. We don't track your browsing on other sites. Property identifiers and page URLs are transmitted to our servers for matching and service improvement. See our Privacy Policy and Cookies Policy for full details.

Control: Disable anytime via browser settings. Uninstalling removes all extension data.

6. Intellectual Property

We own or license all content, algorithms, and designs in our service. You may use our data for personal research but not to build competing services or systematically extract our database.

7. Liability and Disclaimers

What We're Responsible For

We're liable only for failure to provide the paid services you've subscribed to. If we fail to provide access to paid features, your sole remedy is a pro-rata refund of fees paid. We're always liable for death, personal injury, or fraud (as required by law).

What We're Not Responsible For

WE ARE NOT LIABLE FOR ANY LOSSES ARISING FROM:

  • Any reliance on our property estimates, valuations, or data
  • Errors, inaccuracies, or omissions in our estimates (whether £1 or £1 million difference)
  • Any decisions you make using our platform
  • Investment, purchase, or letting decisions based on our data
  • Changes in property values or market conditions
  • Inaccuracies, incompleteness, or delayed updates in third-party data
  • Discrepancies between different data sources or calculation methods
  • Service interruptions due to third-party failures, cyber attacks, or events beyond our reasonable control
  • Losses from your breach of third-party website terms
  • Losses you could have avoided with professional advice
  • Decisions made without verifying information with official sources
  • Any losses arising from free tier usage (provided on reasonable endeavours basis only)

Our property estimates are provided "AS IS" for informational purposes only. They may be wrong by any amount. You must NEVER rely on them for any decision.

We are not responsible for errors in environmental or planning indicators, and users must verify all such information with the relevant authority before acting.

Business Users

For business users (defined in Section 2), our total liability is limited to fees paid in the last 12 months. We exclude liability for indirect losses, lost profits, lost opportunities, and consequential damages.

8. Changes and Termination

Changes to Terms

We may update these terms at any time by posting the revised version on our website. Changes take effect immediately upon posting. Your continued use of Propbar after changes constitutes acceptance of the updated terms. We'll endeavour to notify subscribers of material changes via email, but it's your responsibility to review the terms regularly.

Account Termination

We may suspend or terminate accounts that breach these terms after giving you opportunity to remedy the issue (unless immediate action is needed to protect our service or users). You can close your account anytime through settings or by emailing us.

9. Notices and Complaints

Property Information Concerns

If you believe information about a property is incorrect, email hello@propbar.co.uk with evidence. We correct genuine data processing errors but cannot remove accurate public records. Property ownership doesn't grant control over public information about that property.

Legal Notices

For copyright, trademark, or defamation claims, send notices to hello@propbar.co.uk with: identification of the content, your contact details, and basis for the claim. We'll investigate promptly in accordance with applicable law.

10. Legal Details

Governing Law

These terms are governed by English law. Courts in England have jurisdiction, though consumers in Scotland or Northern Ireland may use local courts. Your statutory consumer rights are unaffected.

Complaints

For complaints, email hello@propbar.co.uk (subject: Complaint). We aim to respond within 48 hours and resolve within 14 days. If unresolved, consumers may use alternative dispute resolution.

General

If any part of these terms is invalid, the rest remains effective. We may assign these terms; you may not without our consent. These terms are the entire agreement between us.
